Furnished tenancy

You can choose from, white good packs, furniture packs or both. We also have a range of other individual items that you can rent.

Once you know what you’d like, you’ll need to complete and sign an order form. Your Lettings Officer can help you with this.

Complete furnishing for a one-bedroom home – rent is between £14 and £14.75 per week and includes:

• Electric cooker
• Washing machine
• Under counter fridge with 4* ice box
• Two seater sofa
• Double bed and mattress
• Wardrobe
• Chest of drawers

Two and three bedroom furnished homes – rent is between £21.75 and £24.25 per week and includes:

• Electric cooker
• Washing machine
• Fridge freezer
• Three seater sofa
• Table and four chairs
• Beds and mattresses for each bedroom
• Wardrobe and chest of drawers for each bedroom

White goods – Pack A (suitable for one-bed homes) – £6.75 per week

• Electric cooker with solid plate hob
• Washing machine (6kg load, 1,000rpm spin)
• Fridge freezer (1,525mm tall, 50/50 split)

White goods – Pack B (suitable for one-bed homes)– £6 per week

• Electric cooker with solid plate hob
• Washing machine (6kg load, 1,000 rpm spin)
• Under the counter fridge with 4* ice box

White goods – Pack C (suitable for two-bed homes plus) – £7.75 per week

• Electric cooker with solid plate hob

By agreeing to rent any of the items of furniture, you agree to the following:

• The items are rented and are not owned by you – after five years, subject to full rental payment, you can decide to continue with the furniture and continue to pay or it can be returned. There will
  be no further rent due although these items must still be returned at the end of your tenancy.
• We expect you to take good care of the furniture we provide. We’ll repair or replace items that break or are damaged due to a manufacturing fault or reasonable wear and tear. If under
  a warranty we will evoke the warranty. If a kitchen appliance develops a fault, we will repair or, if needed, replace the item. To report the repair call 0115 915 2222. If any other piece of furniture breaks, or is damaged, call us on 0115 746 9555 Monday to Friday between 8.30am and 5pm.
• If an item(s) break or are damaged and we consider this not to be as a result of a manufacturing fault or fair wear and tear we will not replace or repair it, but you will still be charged for the item.
• Before we can agree to a furnished tenancy, we will need to do some affordability checks to be sure you can afford the extra rent. If you are on housing benefit or Universal Credit this will normally cover this extra cost. If your circumstances change, please be aware that you will still be responsible for the rental cost.
• Once a furnished tenancy has been signed for, it will continue for at least five years and cannot be changed to an unfurnished tenancy until the fifth anniversary of the tenancy. 
• After five years your furnished tenancy will be reviewed and you can choose to either have the furniture removed or continue as you are.
• Once your items have been delivered, they cannot be returned until the end of your tenancy or the end of five years (whichever comes sooner).
• If any items are stolen or go missing, you will need to provide a crime number from the police before we can process your request for replacement items.
• You must not sell or dispose of any of the items you rent from us. If you do, we’ll refer the matter to the police.
